Wellington Property Services is an independent inventory clerk service for landlords and letting agents across London and the surrounding areas, providing reports that are detailed, accurate and easy to use.

Why we started

Over the years we have seen many inventory reports that were unfit for purpose: difficult to navigate, slow to arrive and lacking in descriptive detail and photographic evidence. We set out to do better. Every report is backed by over ten years' experience and more than 3,000 inspections across London.

Time, skill and experience

A good inventory takes time, skill and experience. Many of the agents and landlords we work with have the skill and the experience but not the time. We manage every part of the process, from arranging access to issuing the final report, so you can focus on the rest of your work.

What you get from us

Flexible scheduling

Appointments Monday to Friday, with weekend and bank holiday visits by arrangement and short-notice bookings where possible.

Bookings managed for you

We arrange access directly with agents and tenants.

Professional, fully trained, insured and DBS-checked.

Prompt delivery

Check-out reports within two working days of the visit, and all other reports within three. Larger or heavily furnished properties may take a little longer.

Data protection

Registered with the Information Commissioner's Office (ZC268920), with personal data handled in accordance with UK GDPR.

Secure signing

Inventory and check-in reports are sent to the tenant for secure digital signature, with the photo set link. The tenant has seven days to comment; after that the report stands as the agreed record.

Accreditation and insurance

Trained, insured, independent

Our clerks are members of the Association of Independent Inventory Clerks (AIIC). We keep up to date with legislation and best practice affecting inventories and the lettings sector. Every report records the property's condition in detail, reducing the scope for misunderstanding at the end of a tenancy. We are fully insured and entirely independent of landlord, agent and tenant.

Less paper, same record

Reports are issued electronically as PDFs. Where printed copies are required, we use FSC-certified paper and vegetable-based inks.
