Services

Four services, one consistent record.

Each service can be booked individually or as a complete tenancy package. Every report follows the same structure, so a check-out reads directly against its check-in. Reports are written by the clerk who attended, in clear and precise language, rather than generated from dropdown menus.

Why it matters

The record everything else refers back to.

Since tenancy deposit protection became law in 2007, an independent inventory has been the foundation of a fair deposit decision. Our reports are impartial and detailed, giving landlords, agents and tenants a reliable reference if a deposit is disputed.

In every report

  • Detailed room-by-room, item-by-item descriptions
  • A consistent structure that is easy to navigate
  • Overview photography in every room, with the full photo set by secure link, every photo date and time stamped
  • Meter locations, serial numbers and readings (inventory and check-in reports, and check-outs)
  • Keys recorded at check-in and verified at check-out
  • Smoke, heat and carbon monoxide alarm locations and test results
  • Ventilation, damp and mould observations
  • E-scooter and lithium battery check
  • Health and safety summary
  • Inventory and check-in reports sent to the tenant for digital signature, with a seven-day comment window

Inventory and check-in

A complete record at the start of the tenancy.

A comprehensive record of the property at the start of the tenancy, covering each room's decoration, fixtures, fittings, furniture and contents, with condition and cleanliness described in clear, precise terms. Meter locations, serial numbers and readings, keys, and smoke, heat and carbon monoxide alarms are all recorded.

Where the tenant attends, we go through the meters and the report with them and hand over the keys; otherwise the keys are returned to the agent. The report is sent to the tenant for digital signature. The tenant has seven days to add any comments, after which the report stands as the agreed record of the property's condition at the start of the tenancy.

Check-out

A fair, evidence-based comparison.

A detailed, line-by-line comparison against the check-in report, room by room. Each change is described and photographed, with our professional opinion on whether it constitutes fair wear and tear, tenant responsibility or landlord responsibility. Meter readings and returned keys are recorded, so any deposit discussion starts from an accurate, impartial record. The report is reviewed by the agent and the tenant, and amended where needed before it is approved.

Mid-term inspection

A brief check during the tenancy.

A short visit during the tenancy, typically under 15 minutes, to confirm the property is being properly maintained and to identify any issues early. Appointments are arranged directly with the tenant, and you receive a concise report with photographs.

Schedule of condition

The condition of the property, on record.

A detailed, room-by-room record of the property's condition and cleanliness, with photographs, for situations where a full inventory of contents is not needed.

Every report is written to be clear, accurate and fair to all parties, so it can be relied upon if a deposit is disputed.
