Damp, mould and ventilation.
Fans, trickle vents, condensation, mould-like marks, damp staining and odours, each recorded. If damp shows up later, you have a dated starting point.

Our reports
A deposit dispute comes down to one question: how was the property at the start? These are the parts of our reports that answer it. The pictures below show the idea; ask for a sample report to see the real thing.
Fans, trickle vents, condensation, mould-like marks, damp staining and odours, each recorded. If damp shows up later, you have a dated starting point.

Smoke, heat and carbon monoxide alarms: present and tested, or not. If one is missing, the report says so before the tenant moves in.

Not "kitchen fine". Grease to the grouting, chips to the door edges, a hood in poor condition: photographed and described. It is the detail a deposit scheme adjudicator looks for.

The report carries the key photographs. Every other photograph from the visit, room by room and time-stamped, is one link away on the front page: more than 100 on every job, and several hundred on larger properties.

The service around the report
We run the whole process for you, start to finish, and copy you in at every step.
